SURVEY REQUIREMENTS

  • The survey must be made within 90 days prior to closing.
  • The final plat must be suitable for recording in the appropriate county registry, and shall have received all approvals necessary by appropriate governmental authorities such that it is ready to record upon presentation on or before the date of closing.
  • The survey should provide a metes and bounds description, with references being made to certain ascertainable monuments, boundaries of adjoining lands, statements of quantity or size of the tract of land involved in the conveyance. 
  • Plats shall be properly and accurately drawn revealing all of the information developed by and during the survey.
  • The means of access to the parent parcel and to the easement area shall be denoted on the plat.
  • The survey shall be in accordance with N.C.G.S. 47-30 and the latest version of NCAC Title 21, Chapter 56.1600 – Standards of Practice of Land Surveying in North Carolina, in particular, Paragraph 21-56.1602(g).
  • The survey shall specify the length of any property boundaries shared with surface waters.
  • All new surveys shall be entitled “Conservation Easement for the State of North Carolina, Clean Water Management Trust Fund and [the name of] the Property Owner,”The survey shall display the Property Identification Number (PIN), the Grant Recipient’s name (if other than the property owner), and the Grant Agreement number.   
  • The survey shall identify the township and county of the Property.
  • The survey shall contain an accurately positioned North arrow and vicinity map.
  • Two full sized surveys and one 8 x 11 inch survey must reach the Fund office at least 60 days prior to closing.
  • If available, the grant recipient shall submit an electronic survey (DWG or DXF file format)of the Property and/or the Easement Area that depicts the total length of stream buffered.  The survey shall depict separately the length of stream segments buffered on one side of the stream and the length of stream segments buffered on two sides of the stream.
  • If requested, the grant recipient shall provide data to the North Carolina Rural Economic Development Center’s Water Resources Inventory and Data Management Project, if requested, and to the NC Geographic Information Coordinating Council’s NC One Map Project.
